Lot Decision

1. Agreement and service

These Terms govern your use of Lot Decision. Lot Decision helps builders screen property listings, organize daily searches, and review data-backed property reports. By using the service, you agree to these Terms.

2. Accounts

You are responsible for providing accurate account information, safeguarding your sign-in method, and all activity performed through your account. Notify the Lot Decision administrator for your account if you suspect unauthorized access.

3. Reports, scores, and source data

Scores and reports are screening tools, not appraisals, surveys, title reports, engineering studies, legal opinions, entitlement decisions, or guarantees that a property can be developed. Results may rely on listing information, county and city records, maps, permits, zoning layers, and other third-party sources that can be incomplete, delayed, or incorrect.

You must independently verify boundaries, zoning, utilities, access, easements, environmental constraints, permit status, construction feasibility, and financial assumptions with qualified professionals and the responsible government agencies before purchasing or developing property.

4. Credits and paid reports

When paid features are enabled, the applicable credit cost is shown before an order is submitted. Credits and generated reports are tied to the purchasing account. Except where required by law, used credits are non-refundable once report processing begins.

5. Acceptable use

You may not misuse the service, attempt unauthorized access, interfere with its operation, scrape or resell protected service content, circumvent usage limits, or use the service in violation of law or third-party rights.

6. Availability and changes

We may update data sources, scoring methods, features, and these Terms. We may suspend access to protect the service, users, or third parties. The service may occasionally be unavailable because of maintenance or failures involving hosting, mapping, authentication, government-data, or listing-data providers.

7. Disclaimer and limitation

The service is provided on an “as is” and “as available” basis to the extent permitted by law. Lot Decision does not warrant that a score, report, map, estimate, or source record is complete or error-free. To the maximum extent permitted by law, Lot Decision is not liable for indirect, incidental, special, consequential, or lost-profit damages arising from use of the service or reliance on a report.

8. Termination

You may stop using the service at any time. We may suspend or terminate access for a material violation of these Terms, unlawful activity, security risk, or nonpayment.

9. Governing law and contact

These Terms are governed by the laws of Washington State, without regard to conflict-of-law rules. Questions may be submitted through the support contact provided with your Lot Decision account.
